According to the real estate industry on the 17th, Cho Jung-seok sold a building in Daechi-dong, which he owned under the name of a private corporation 'JS Company', for 11 billion won on the 4th.
After purchasing the site for 3.9 billion won in 2018, Cho Jung-seok built a building with one basement level and six floors above ground through a new construction in February 2020. The simple transfer profit is about 7.1 billion won, and even considering construction costs, it is analyzed that a net profit of 5 to 6 billion won was generated in about seven years.
The building has a land area of 224.6㎡ (about 68 pyeong) and a total floor area of 710.71㎡ (about 215 pyeong) and is located between Daechi Station on Subway Line 3 and Hanti Station on Shinbundang Line.
Currently, an English academy rents and uses the entire building, and the terms of the lease contract are 150 million won in deposit and 28 million won in monthly rent. The contract period is known to be five years, and the rate of return at the time of sale is said to be around 3%.
Cho Jung-seok has been pushing for the sale of the building since 2023, and the desired sale price was 11.5 billion won at the time. However, the deal was delayed due to the delay in securing tenants, and the sale was reportedly made at 11 billion won, which lowered the price by about 500 million won. Currently, the registration of the transfer of ownership has not yet been completed on the certified copy of the register.
