IU’s Gwacheon Building Value Increases by 1 Billion Won Since Purchase

Citing a building road real estate brokerage firm, the media outlet 'News 1' on the 30th purchased a building with a land area of about 691㎡ (209 pyeong) and one basement level to three floors above ground in Gwacheon-dong, Gwacheon-si, Gyeonggi-do for 4.6 billion won in March 2018. The current price of the building is estimated at about 5.6 billion won," he reported.
According to reports, the building was leased for office use at the time of purchase. IU bought the building at the time to use it as her mother's office and as a work space for junior musicians.
When IU bought this building, a collateral security right of 2.4 billion won, the maximum amount of bonds, was set. Considering that the maximum amount of total bonds is 120% of the loan, it is estimated that the building was purchased for about 2.9 billion won in cash, including incidental expenses, by taking out loans worth 2 billion won.

The current building market price is estimated at about 5.6 billion won.
