Son Ye-jin Faces Challenges Leasing Newly Built Gangnam Property

In August 2022, Son Ye-jin purchased a two-story commercial building with a land area of 277.7㎡ (84 pyeong) near Sinnonhyeon Station and Gangnam Station for 24.4 billion won. After purchasing an old shopping mall, Son Ye-jin built a new five-story building in June last year. Given that the maximum amount of bonds was 18 billion won, Son Ye-jin is estimated to have incurred 15 billion won in loans.
However, nine months later, no company has entered the building yet. The location of Son Ye-jin building is located near Gangnam Station, which has the largest floating population in Seoul, and is considered excellent in both accessibility and visibility. Nevertheless, the reason for vacancy seems to be the high rent. The rent per pyeong on the second floor is 300,000 won, and the rent on the basis of 40 pyeong is 12.15 million won per month. It is difficult to find a company that can enter the store immediately because it has to pay up to 1.22 million won for maintenance.
Son Ye-jin's building is more accessible than the nearby building, which has a rent of 260,000 won per pyeong, and the rent of 300,000 won per pyeong seems reasonable because it has a two-story entrance, but it takes time to find a tenant due to the high rent, according to experts.

In particular, Son Ye-jin and Hyun Bin reportedly put up a Walkerhill Podoville penthouse for sale last year in Acheon-dong, Guri-si, Gyeonggi-do. Hyun Bin bought the penthouse for 4.8 billion won in 2020 and started a new life after marrying Son Ye-jin, but it is known that he decided to move after two years of marriage. Hyun Bin is known to have offered the building for 7 billion won, and if it is sold for that amount, the couple will see a market profit of 2.2 billion won.
