Jihyo has completed the registration of private rental housing after registering as a housing rental business (hereinafter referred to as a chief executive) in April last year.
You can receive tax benefits such as acquisition tax when registering as a chief, but in accordance with the 'Special Act on Private Rental Housing', the increase in rent is limited to 5% per year, and regulations such as compliance with the set rental obligation period and obligation to subscribe to guarantee insurance are applied.
The building Jihyo purchased this time is a small building completed in 1986. It is adjacent to the station area of Seongsu Station and is located within the 2nd district of Seongsu Strategic Maintenance Zone, which is a redevelopment area, so it has high location value. High profits are expected in the future.
Currently, real estate brokerage offices and restaurants are used on the first floor of the building, offices on the second floor, and houses on the third floor. The land area was 152㎡ (45.98 pyeong) and the total floor area was 330.21㎡ (99.89 pyeong), which was purchased for about 86.99 million won per 3.3㎡ (pyeong). According to officials, the building is already trading more than 100 million square meters per pyeong.
Moreover, since it is located in a Class 3 general residential area, it has a high floor area ratio and has a lot of room to increase the value of the building, such as securing the right to move into apartments during redevelopment.
In particular, as a K-pop star in his 20s, he joined the Young & Rich ranks by being listed as a building owner at a young age.
Meanwhile, Jihyo was born in 1997 and debuted as a member of the group TWICE in 2015. Twice was active at home and abroad with hits such as 'Elegantly', 'CHEER UP', 'SIGNAL', 'Feel Special', and 'Alcohol-Free'. Twice released a collaboration song 'WE PRAY (TWICE Version)' with Coldplay last month. They participated as opening guests on the stage of Coldplay's performance in Korea. Twice is scheduled to appear as a headliner at the large American music festival 'Lollapalooza Chicago' in August.
